BAY AGING UPDATES:

Administration:

 

Single Family Housing:

Indoor Plumbing Rehab (IPR):

We’re awaiting the Virginia Department of Housing and Community Development’s (DHCD) revised rehab costs guidance before we update our IPR rehab Program Design and submit for board approval.

Mount Olive (King William Co.) Community Development Block Grant Project (CDBG):

We expect to submit four new Phase 2 jobs for Rehab Board approval on 25 July.

Monroe Hall (Westmoreland Co.) CDBG Project:

Planning District Commission is developing a draft Phase 2 budget and program design while the County completes the Phase 1 utility work.

Jenkins Neck (Gloucester Co.) "Urgent Need" CDBG Housing Recovery Project No. 2:

We are awaiting the County’s (and DHCD) decision to start construction on one of the two jobs on which we bid.

Lancaster IPR:

Continuing construction of 2006 jobs.

Greentown/Gaskins Rd. (Lancaster Co.) CDBG Project:

No action yet.

Emergency Home Repair:

Robin Jones successfully closed-out our 18th EHR year with 22 completed jobs.

Congratulations to Bruce DeSimone for completing the Lead Safety Program for Remodeling Repair and Painting.

Senior Apartments:

Operating Properties:

Special thanks to Walt Zeller and Bill Smith for completing rent increase requests, sent to HUD on 6/30/06, for The Meadows (3%), Winters Point (5%), Daffodil Gardens (9%) and Mill Pond Village (5%).

Apartment Development:

Parker Run: Construction is progressing with no significant issues.

Tartan Village Phase Two: Project architect and Bay Aging recently met with the Kilmarnock Town Manager and obtained support for combining phases one and two into one property.

Melissa Phillips began work, on July 5th, as Vice President, Property Development and is focusing on finding land to develop additional senior housing.

Health Services:

Bay Aging is opening its Senior Activity Centers five days a week to older persons who need to escape the current heat wave. Public Service Announcements are announcing this service and that individuals may sign up for a fan at the Centers.

Bay Aging received a clean audit from the VA Department of Aging and the Corporation for National and Community Service (RSVP – Retired Senior Volunteer Program).

The new Commissioner for Aging, Julie Christopher, will be visiting our programs on August 17, 2006, and all Board Members are encouraged to join the activities of the day.

Bay Aging has been sending out disaster preparedness information to clients and staff members. In addition, most of the in-home staff has been educated on preparing for a predicted Pandemic Influenza. Checklists for this preparation are available through Bay Aging.

A Medicaid Task Force has been convened to overhaul the Medicaid system for VA. VA is moving toward a Managed Care model and PACE models, and will not likely continue the Elderly Case Management program we currently use.

Bay Transit:

Bay Transit has initiated the $2 per ride rate in Lancaster County only.

Bay Transit has initiated a pilot of requesting funding support from local businesses and will update the Board on its success (or not) at a future meeting.
